Lease with Confidence at Fairfield Residential's Properties

How does it work:

Lease with Confidence provides a solution for severing a lease without financial obligation if you are impacted by a job layoff.
If the Head of Household* loses his/her job due to a lay-off, Fairfield will allow the resident out of the lease obligation with no penalty under the following terms and conditions:

Official documentation must be provided to confirm the lay-off, as noted under Terms.** Lease holder must have paid rent for at least three months and signed a twelve-month or longer lease.

A 30-day written termination notice must be provided and approved by management. The Lease Contract will then be terminated and the resident will be allowed to vacate the premises 30 days from the date the lay-off validation is received.

Resident will be responsible for rent until move-out date. After resident moves out, the property will process the security deposit in accordance with the Apartment Lease Contract. There will be no deductions or concession penalties for early move-out.

*Head of household - lease holding resident with highest income on record at the time of qualification.

**Terms: This program applies when the primary Head of Household has been laid off (anyone other than head of household would not qualify). This right of cancellation does not apply to residents who voluntarily resign, retire, transfer or are terminated with cause. This program terminates when the new or renewed lease terminates. Resident shall notify Manager in writing and provide a formal notice of lay-off on company letterhead. Manager shall have seven business days to confirm the validity of the layoff documentation provided. If Manager determines the layoff documentation to be false or misleading, the right of cancellation will not apply. The program terminates at the end of each lease unless extended at Manager's option. This program is subject to change at the sole discretion of the owner. Restrictions apply and program subject to change at any time. Program offered only at select properties. Offer valid on new and renewed leases initiated after August 31, 2009.
